
*Netflix’s true-crime documentary “The Perfect Neighbor” has sparked outrage and heartbreak among viewers. Directed by Geeta Gandbhir and Nikon Kwantu, with producer Alisa Payne, the film reconstructs the events leading to Ajike “AJ” Owens’ death through police body camera footage and firsthand accounts. It examines a once-close Florida neighborhood where “the neighbors genuinely cared for one another,” according to Owens’s mother, Pamela Dias, who told Tudum, “There was a significant bond between the families… Family was at the very cornerstone of the neighborhood.”
That sense of community began to erode after Susan Lorincz moved into her Ocala apartment. “Susan was such an outlier in this community,” says Kwantu in the film. “When there’s a conflict in any way, she’s going to call the police.” Between 2021 and 2023, Lorincz contacted law enforcement at least six times, often accusing neighborhood children — including Owens’ four kids — of trespassing or making noise. Neighbors said she hurled racial slurs and filmed the children as they played. Despite her actions, Lorincz once referred to herself as the “perfect neighbor.”
The tension finally exploded on June 2, 2023. Lorincz confronted Owens’ children as they played outside, accusing one boy of leaving his iPad near her home. She threw the device and a roller skate at him, hitting his foot. When she contacted 911, Lorincz claimed, “I feel threatened in my own home… I’m fearing for my life. I’m very scared.” Dispatchers told her to stay inside and wait for police.
Moments later, Owens, accompanied by her 9-year-old son, went to Lorincz’s apartment to confront her. Lorincz fired a single shot through her locked door, striking Owens in the chest. In her second 911 call, Lorincz told dispatchers, “Oh my God. This lady just tried to break down my door. I shot through the door.” Owens died that night.
Authorities ruled the shooting “not justifiable under Florida law.” Lorincz was arrested and charged with manslaughter with a firearm, battery, and assault. She was convicted in August 2024 and sentenced to 25 years in prison.
For many viewers, the fury sparked by “The Perfect Neighbor” is about more than one act of violence. The documentary exposes how Florida’s “Stand Your Ground” and “Castle Doctrine” laws can protect shooters fueled by fear and bias. “The Perfect Neighbor,” as Black Girl Nerds noted, turns its title into bitter irony — a portrait of a woman whose paranoia destroyed a community that once felt safe.
As one viewer posted online, “The Perfect Neighbor is infuriating.” The outrage is not only about Lorincz’s actions, but about a system that ignored warning after warning until it was too late.
“The Perfect Neighbor” is now streaming on Netflix.
