Despite their estimated combined net worth of $3 billion, the duo, who purchased the property in 2017, now face a total of $110.55 million in loans on the estate, according to DailyMail.com. The new 30-year loan from Morgan Stanley Private Bank carries a 5% interest rate for the first decade, resulting in monthly payments of $310,000.
This mortgage adds to a previous $52.8 million loan from Goldman Sachs, taken four years ago at a 3.15% rate, with monthly repayments of $226,901. The couple’s choice to retain the Bel Air property due to its proximity to the school attended by their children may explain the decision. Speculation suggests they could be leveraging the loan for investments to offset the interest.
In 2023, Jay-Z and Beyoncé made headlines by purchasing California’s priciest home in Malibu for $200 million in cash, yet they opted to keep the Bel Air mansion. Their extensive real estate portfolio, which includes at least four luxury properties, makes the substantial borrowing on the Bel Air estate particularly intriguing. The financial move has sparked curiosity about their strategy, given their vast wealth.
Meanwhile, the couple is set to compete at the 2025 Emmy Awards in the Outstanding Variety Special (live) category. Beyoncé earned a nomination for her “Beyoncé Bowl” halftime performance during the NFL’s Christmas Day game on Netflix, while Jay-Z, credited as Shawn Carter, is recognized for executive producing Kendrick Lamar’s Apple Music Super Bowl LIX Halftime Show, which drew over 133 million viewers.

Beyoncé also secured a nomination for Outstanding Directing for a Variety Special for the “Beyoncé Bowl,” alongside Alex Rudzinski, marking her third nod in this category.
