*With the real estate market on the upswing, particularly for luxury homes, many homeowners are considering putting their houses on the market. In fact, experts say that luxury home sales increased at the end of 2015, which ended a nine-month slump. The average price of a luxury home was over $1.5 million and sales of luxury homes are expected to continue to climb this year.

If you’re hoping to put your digs up for sale, here are four ways to attract a luxury buyer and increase your selling price.

1. Follow Tech Trends

A recent study from Better Homes and Gardens reports that affluent homebuyers have their eye on tech. A hefty 87 percent said they would even consider not buying a home if it was not tech-friendly.

Smart appliances, thermostats, home surveillance and security systems, and home theater top their list of techy home devices. These smart devices help homeowners monitor and control their property remotely, which is perfect for when they are traveling or have a long day at work. Plus, smart TVs, lights and sound systems look pretty cool.

2. Invest in Enhanced Appliances

Today’s luxury homebuyer wants a kitchen that is smart and savvy. The luxury of hands-free faucets, Wi-Fi ovens and touchscreen refrigerators are trendy right now. People want to sync their calendars or stream music right from their fridge — and they can. What’s more, they can even see inside their fridge when they’re away from home so they’ll never forget anything at the grocery store again.

And black stainless steel is a safe bet that practically screams upscale.

3. Set up Outdoor Living

More and more people are wanting to enjoy time outside with their family. From barbecues to reunions, the backyard is the place to be. When you’re trying to attract luxury homebuyers, add features like a fire pit, beautiful greenery and high-end outdoor furniture to your outdoor living space. Make room for a grassy area for kids to run and play and pave the patio with a custom design to enhance the look of the yard. If you want to go the extra mile, install a TV to add some entertainment to the space.

4. Stage the Property

One of the easiest ways to increase your home’s value and attract those with an eye for luxury is through proper staging. Homebuyers are interested in bright, airy rooms, so a coat of high-quality paint in shades of aqua or orange can really change up the look of a room. A contrasting white wall helps any room look larger. Installing more windows also pumps up the value and lets more light in.

Decluttering the home is a must. Clean, crisp décor and rich fabrics on beds and other furniture enhances the look of your home. Egyptian cotton towels and robes along with high-quality bath products in the bathrooms offer a spa-like feel. High-end homes rarely have matching furnishings, so incorporate different patterns and materials into each space for an elevated feel.
