*(Via The Tennessean) – A Nashville developer is planning a mixed-used building on Jefferson Street with 18 apartment units and 3,000 square feet of ground-level retail space.

Titus Young Real Estate LLC is assembling six-tenths of an acre in the middle of the block between Dr. D.B. Todd Jr. Boulevard and 21st Avenue North for the project called 1821 Jefferson. A Metro Development and Housing Agency design review committee on Tuesday approved the concept plan, with further work needed on the site plan along with information about building materials.

D.J. Wootson, a principal in Titus Young Real Estate, said the four-story, 24,000-square-foot mixed-use building, which would have a coffee shop among the pair of retail tenants, should capitalize on the presence of three historically black colleges and the city’s safety-net hospital in that North Nashville area.

“We’re just trying to bring some respectability, some pride back to the area,” said Wootson, who expects the coffee shop to become a local gathering spot.
